I am the owner of several strata based property in Selangor. I am a very active community in matters related to JMB and Management cooperation. One unit is under the management of JMB and the others are under the management of a Management Corporation.
Our laws are not written in a way that is easy for the ordinary folk to understand. As such, I have decided to penned down my own interpretation of the ACT in a simple language so that all strata owners can read and refer.
If you have doubts, it is best that you consult the COB or any of your legal friend. Please check whether the ACT has been gazetted under your own respective state laws. Your friendly COB at the local authority office can advice. The writing in this blog is done in good faith and are not meant to misled anyone. The Strata Management Act, 2013 received its Royal Assent on 5 February, 2013 and was gazetted on 8 February, 2013. It is now known as Act 757. With the gazette, ACT 663 (BUILDING AND COMMON PROPERTY (MAINTENANCE AND MANAGEMENT) ACT 2007 or popularly known as JMB ACT and Strat ACT 318 are automatically abolished. The Strata Management is now operational nationwide from 1.6.2015
The writing is done in sections which is relevant to the unit owners so that unit owners can let the Management Committee to manage common property in an effective manner and interact professionally.
