A hundred thousand dollars. The sum represented a small fortune to someone of Travis’s background. But of course, Margot reasoned, he’d been far more than just an employee to her father. In offering him one of Rosewood’s foals, too, it was clear that her father had wanted to give Travis both the seed money and the founding stock with which to start a breeding farm of his own.
Crandall had paused to gaze at the three of them over the rim of his reading glasses. “As you girls have no doubt surmised, this will was written before certain ‘events’ unfolded. But as RJ made no attempt to effect any changes to it, I believe his stated wishes must be honored legally and morally.”
“Yes, of course,” Margot replied, as Jordan simultaneously said, “We have no objections to any of these bequests.” Jordan looked over at Jade and said tentatively, “Are you all right with that?”
Jade regarded her coldly, then shrugged. “Yeah, sure. Travis is a good guy.”
“Very well,” Crandall said. “I’ll inform them all of their bequests. Let’s move on to the estate itself. Now, I’m going to be giving you an awful lot of information, so please feel free to interrupt with any questions. It’s important that you fully grasp the situation and the options available to you.” He gave what was doubtlessly intended to be a reassuring smile. Strangely, Margot felt anything but reassured.
“As regards your father’s estate, with Nicole’s tragic demise, you girls will inherit the remaining property and assets. This means that after the various bequests are disbursed and after the estate and inheritance taxes are paid, whatever monies and stock investments are left will be divided equally among the three of you—Jade’s portion, as I mentioned before, to be placed in trust until she’s twenty-one.”
Margot stared at the lawyer, certain he’d made some mistake or misread the document. How was it that she, the banished daughter, was receiving an equal portion of her father’s estate?
But before she could question him Jordan spoke. “And Rosewood? What about the house? What about the farm?”
“Ahh.” Again the leather sofa creaked beneath him. “Let me preface this by saying that your father was extraordinarily proud of the fact that this house and the horse farm have been in the Radcliffe family for so many generations. His principal concern was that it should remain that way. In my opinion RJ may have been too concerned. Indeed, he and I exchanged words—heated ones—about his views and the restrictions he chose to impose. I felt and continue to feel that he placed an enormous and unnecessary burden on you.”
“I’m afraid I’m completely mystified,” Jordan confessed. “What are these burdens and restrictions you’re alluding to? What exactly did our father decide should be done with Rosewood?”
Crandall adjusted his glasses so they sat farther down the length of his nose. He peered over the metal rims, scrutinizing Margot and her sisters closely. “Rosewood’s property, which includes the house, the various outbuildings, the three hundred acres of land, the breeding farm, and all the horses—with the exception of the foal bequeathed to Travis Maher—has been left to the three of you jointly.”
“This is impossible,” Margot breathed. Why had her father repeatedly rebuffed her only then to decide to leave her an equal portion of Rosewood? Why? The question rang in her head. Then, conscious that Edward Crandall had begun outlining the terms of the inheritance, she struggled to focus.
“While RJ left Rosewood to the three of you, he did so with a number of stipulations. First, one-half of all the profits from the breeding operation—that is to say, the money generated from stud fees and sales of Rosewood Farm’s stock—are to be reinvested in the farm with the other half to be distributed among the three of you. Second, no portion of the property is to be sold independently. This includes the house, the barns and outbuildings, and the land. Third and lastly, should one of you wish to sell your portion of Rosewood, you must offer it to your sisters to purchase at one-half the market value.” At this he fell silent, sitting with his fingers steepled, resting against his pursed lips, allowing them to digest what their father had done.
“But why would Dad insist on having us sell our share of the property to each other at half the market value?” Jordan asked. “Wouldn’t that mean that whichever one of us wanted to sell would lose an enormous amount of money?”
“I think Dad’s idea was to make it really difficult for us to sell Rosewood—or buy it, for that matter. Just think how much even half the market value each of our shares would be worth,” Margot pointed out.
“Margot is correct,” Edward Crandall said. “When you consider the number of acres involved, the size and historical value of the house and outbuildings, and the equine facilities, the market price will be in the millions. Please believe that I did my best to explain what a difficult situation he was creating for you, but your father saw this as the best way to ensure Rosewood remained in the family.” He shook his head, sighing heavily. “Unfortunately, when your father decided to impose these conditions he was a considerably wealthier man.”
Even Jade turned to stare incredulously at the lawyer. The luxurious surroundings—the leather furniture, the marble fireplace, the framed hunting prints, the massive walnut desk—made a mockery of his words.
Crandall leaned forward, his face assuming an earnest expression. “You see, your father suffered a string of financial setbacks in recent years. Several real estate speculations he was involved in went quite badly, and then a slew of investments in some high-risk stocks resulted in some not insignificant losses. Combined they cut deeply into his capital. Needless to say, he saw the situation as only a temporary setback. He fully expected to recoup his losses over time.”
Only Dad hadn’t had time, Margot thought bleakly. What Crandall was telling them was so weird and disturbing. It was as though instead of sitting in their father’s study, she and her sisters had been teleported to one of those carnival fun houses, where the halls were lined with mirrors that distorted everything out of recognition. The world had gone suddenly, horribly awry. And it appeared that they were still locked inside the fun house. She sensed more horrors lurking, waiting to jump out at them from darkened corners.
Thrusting the disturbing image aside, she said, “What exactly are you driving at, Mr. Crandall?”
Twin lines formed between his brows. “Unfortunately, because your father believed his financial situation would rebound, he made no significant adjustments to his and Nicole’s rather lavish lifestyle. And he borrowed heavily, taking mortgages out against the property. I’m afraid I have to prepare you and your sisters for the very real possibility that after the bequests have been disbursed, the taxes and outstanding debts to the creditors and banks paid, there may not be much money left for the three of you to inherit.”
“Are you saying we’re poor?” Jade asked, cutting straight to the heart of the issue.
Crandall’s frown deepened. “Well,” he hemmed.
So that meant yes, Margot thought, slumping in her chair. Dear Lord. This certainly brought home the meaning of being “land rich, money poor.”
Except that she wasn’t exactly poor … though, admittedly, she could be a lot wealthier. She remembered when she’d started commanding higher fees, how Damien had called her into his office for one of his “life lectures,” as Anika referred to them. Damien had told her that now was the time to begin investing so that when she retired from modeling she’d have a cushy nest egg. But while she generally followed Damien’s advice, worrying about her retirement and setting up a 401(k) when she was in her twenties seemed downright weird. Then, too, many of her friends didn’t earn the kind of money she did. There was always someone who needed bankrolling for a start-up business, another who’d fallen seriously ill and was without health insurance. And she contributed to charities, especially generously to those dedicated to cancer research, in the hopes that someone else’s mother might be saved.
Of course not all the money she’d earned had gone to charity or to her friends; she was no saint. She spent a lot just having fun: renting villas and leasing yachts with a bunch of friends after a location shoot, or buying stuff simply because she could.
